This
project encompassed a full floor renovation to house corporate offices
with a complete design and construction services package including
the revamp of a two story staircase in the entry. This client came
to Totalplan Inc. as they were taking over premises that were outdated
and not well laid out for their operation. The space was entirely
demolished and reconstruction began. The original entry was on the
31st floor, opening into a two story space that was almost entirely
enclosed and clad with cedar. The objective was to keep an open feeling
while maintaining the integrity of the existing structure of the staircase.
A new railing was detailed in stainless steel with glass panels to
maintain the openness, and a dropped drywall ceiling and custom metal
panels incorporating indirect lighting replaced the usual t-bar and
tile. The client wanted to utilize the aura of metals, gold and copper
in particular and finishes were selected accordingly. In particular,
metallic accents were selected to contrast with the rough slate in
the reception area, where imitation stone panels with gold accents
clad the feature walls. A state of the art audio visual presentation
center was incorporated into the boardroom ceiling and custom glass
was introduced in the boardroom providing privacy yet allowing light
to enter the space. The entire interior has become free flowing which
has eliminated the monotonous corridor effect commonly found in rectangular
floor plates.

These
two Totalplan clients have very rapidly become leaders in the transportation
industry. In co-locating, their objective was to share some of the
typically redundant office areas such as the boardroom, computer
room, and staff lounge/kitchen area, as well as some of the staff
associated with these areas. Design emphasis was placed on maintaining
the appearance of these companies being the two distinctly separate
organizations they are, hence two separate entries were created
to facilitate this. Working with a modest budget, space was maximized,
workstations were custom designed, and a clean professional image
was created. Simple, yet effective details were created in the reception
counters and a native image incorporated on the glass.

Corporate
offices of 20,000 square feet in 1095 West Pender Street with a
very tight time constraint. The inclusion of a staircase that was
constructed during occupancy by the tenant made this a very complex
project to schedule, as the construction was regularly interrupted
for necessary, but numerous inspections of fire alarm and other
safety systems and issues. The unique configuration of the buildings
floorplate determined the location of the staircase, and safety
issues directed that the concrete could only be cut the weekend
before the tenant occupied. The public areas of this development
company are very spacious, with the work areas constantly undergoing
staffing changes. The formal feeling of the lobby is created through
the use of timeless natural finishes. Project value $1,000,000.00

The
original finishes and details were a product of the early 80s,
with interior paneling that created a very dark and oppressive environment.
The Totalplan design team created a solution that included stripping
out all the old finishes and existing lighting and installing a
new removable reflective ceiling that not only allowed access for
the service of the air conditioning system, but redirected incoming
natural light to brighten the space. Drywall bulkheads at the perimeter
were installed to emulate the flooring detail which was installed
in a flowing curve of two tile surfaces. The focal point at the
end of the hallway is the elevator facade. All materials were chosen
for their durability, safety and cost. Much of the work was coordinated
after hours, as this is a heavily used access point to the building.

This
project is a prime example of the varied approach to design and construction
offered by Totalplan Inc. The landlord of the property engaged the
services of a designer that they were accustomed to working with to
provide the specifications. Totalplan Inc. was the successful contender
for the construction process. As this space was extremely tight and
had major traffic flow during the peak hours, hoarding and scaffolding
had to be continually relocated. Due to specific site restraints,
all measurements had to be confirmed, and paneling pre-assembled off
site, which presented some very unique challenges to the project.

This
space was designed over seven years ago and was built not only to
house our own offices, but also for use as a corporate showpiece.
Everything in the space was custom designed and created, from the
reception desk, to the boardroom and office doors, as well as the
etched glass wall panels found throughout the space. Each of our
offices was designed in a different shape to showcase the flexibility
of both our build and furnishing options, and to create a very unique
environment. Custom furnishings were produced for each of the offices
and work areas allowing for both maximum space efficiency and functionality,
as well as utilizing the natural light to create the most comfortable
workspace possible. This unique design has proven that a workspace
can remain functional and retain a contemporary look for many years,
thus saving money by reducing or even eliminating future renovations
to maintain a modern corporate image.
