As the general
contractor Totalplan is responsible for obtaining the building permit which is required
prior to application for any and all other permits for tenant improvement projects.
Totalplan also coordinates all on-site inspections for build components such as the
electrical, plumbing, and sprinkler systems with the local inspector. Totalplan offers
this service as an integral part of all of our design / build projects, ensuring that all
inspections and permits are obtained as necessary so our projects are completed on time
and on budget.

A detailed project schedule is created to determine that the site arrival
timing of the sub- trades will be manageable based upon the established occupancy date.
Through our years of experience we are able to estimate the site time each individual
sub-trade will require to complete their segment of the project, ensuring a non
conflicting flow of work and a successful completion.

The
review with the foreman takes place in the early stages of design to determine such things
as labor required for specialty items. Continual daily contact with the foreman enables
the project manager to have direct control of the project so that any problems can be
dealt with as they arise.

Site
checks are done on a regular basis during the course of construction. This is very
critical to ensure that the project maintains the schedule anticipated. Also, regular site
visits by the design team and management, as well as the client or tenant, helps to ensure
that a project is completed successfully.

Regular
contact between the complete team and the tenant involved is important. Communication in
any relationship is always the key to success.

Follow-up is
the most important part of the project in ensuring that all deficiencies are completed and
the client or tenant is satisfied with the project. Typically at the end of a project
there will be a walk-through with the project team, namely the designers, the construction
manager and the tenant, to identify any deficiencies that may exist in the premises.
Follow-up with the individual subtrades to complete the deficiencies is very important to
a well managed project.

Documentation
is required in various areas such as certification of the fire alarm system, insurance
letters by the various consultants to ensure that the design was adhered to, as well as
possible certified professional verification letters for issues such as handicap access or
exiting. Typically all the documentation required must be supplied before occupancy is
granted.
